With Govt taking the extra load of providing the initial finance to the developer, hybrid annuity model has become the favorite model of both the developers and lenders as developer gets its due benefit with taking a very minimum financing risks and banks do not fear for losses as long as they invest judiciously. HAM has certainly accelerated the stagnant construction process by leaps in some projects giving a boost to the much needed infrastructure for a steady economy; Govt just needs to be stringent so that developers don’t strip the project once the initial payment is received.
